3ZTL (restricted traffic zone)

Practical tips

  • 1If you live in a ZTL zone, the ZTL template is the most important you'll send. A fine received by a foreign guest almost always triggers a negative review, regardless of how nice the apartment is.
  • 2Always link Google Maps to the specific parking, not just the apartment address. Guest arrives at night, tired, wants operational details.
  • 3If possible, include a screenshot of the ZTL sign taken by you. Seeing it helps them recognize the situation in real life.

Frequently asked questions

Guest got a fine even though I sent the ZTL template. What do I do?+

Honestly assess: did you send the template within 24 hours of arrival? Was it clear? If yes, the fine is the guest's responsibility — it's public law. Document in chat that you sent instructions and keep the tone empathetic but firm. Most honest guests accept. If they threaten a negative review to extort a refund, contact Airbnb support.

How much can lacking clear parking info cost me?+

Between 1 and 3 percentage points in booking rate (observation on 200+ Italian property manager listings). Reviews citing "we didn't know where to park" or "we got a ZTL fine" stay visible even after you update the listing description, and lower the average rating.

Should I include free parking even if inconvenient (e.g. 15 min walk)?+

Yes, with honesty: "15 minutes walking, free" beats "near the apartment" when it's not true. Parking transparency is one of the strongest signals guests perceive about overall host quality. Also indicate a closer paid alternative as backup.
